Description of Services...

​

Preconstruction planning consisted of two main design packages (foundation to grade permit and building permit) and four GMP's (design-assist curtainwall, structure, MEP, and balance of trades).  The planning structure was created to capture schedule efficiency and meet annual funding constraints.

Preconstruction leadership was provided for milestone estimating, value engineering, and bidding of the balance of the trades worth roughly $25m. 

 

Differentiating design features in this GMP package included high performance envelope, brick veneer rainscreen, occupied roof terraces, intensive and extensive green roofs, tricky waterproofing details because of the building geometry, and all of the equipment and sound attenuation required for delivering a performance arts school that contains a full-size theatre, black box theatre, and practice spaces that are organized under and adjacent to learning classrooms.
